The area
Inside the ramparts, Galle Fort is a working town of about four hundred houses on a grid of Dutch-era streets, most of them now a mix of homes, small hotels and shops. Outside the walls, Unawatuna, Dadalla and the Hikkaduwa road carry the volume market.
What you can buy
Fort property is heavily conserved: facades, roof lines and street elevations are controlled, and any renovation needs approval before work starts. Budget for that, and check the paperwork of anything already converted.
Outside the walls the market is ordinary Sri Lankan housing plus a well-established villa segment aimed at holiday letting.

Getting around
The Southern Expressway puts Colombo airport at roughly two hours by car. The coastal railway line runs from Galle station to Colombo Fort and is the cheaper, slower option.
