Listing Rules & Acceptable Use
Every listing is reviewed before it goes live. These are the standards it is reviewed against — and the behaviour that gets an account closed.

1. A listing must be real, available, and yours to advertise
- The property exists, is available at the price and terms advertised, and you own it or have been instructed to advertise it.
- The price is what you will genuinely accept. Advertising below the real figure to generate calls is not allowed.
- Remove or mark the listing as sold, let, or withdrawn as soon as it is no longer available.
- One listing per property. Re-posting the same property to move it up the results is treated as spam.
2. Photographs and floor plans
- Use photographs of the actual property, taken by you or licensed to you.
- Do not use another agent's or portal's photographs, or watermark over someone else's work.
- Label computer-generated images, artist's impressions, and show-home photography as such.
- Do not edit out permanent features — a pylon, a neighbouring wall, a main road — that a buyer would see on arrival.
- No photographs of identifiable people without their consent, and no images that show a current occupant's belongings in a way they have not agreed to.
Up to 20 photographs per listing, each under 10 MB. JPEG, PNG, WebP and HEIC are accepted — an iPhone photo needs no conversion before you upload it. Every image is re-encoded on upload, which strips the metadata your camera embedded, including the GPS coordinates of where the picture was taken. Files that are not really images, whatever they are named, are rejected.
3. Location
The map pin must be on the property. If you would rather not reveal the exact house, you may place the pin approximately within the same street or immediate neighbourhood — but a pin in a different town, or in a more desirable area than the property, will have the listing removed. Openlet is used to compare areas; a wrong pin makes every comparison wrong.
4. What we will not publish
- Discriminatory conditions — restricting a sale or tenancy by race, religion, caste, ethnicity, nationality, gender, marital status, disability, or any other protected characteristic.
- Property being advertised without the owner's authority, including sub-letting in breach of a lease.
- Anything that is not a property listing: services, jobs, vehicles, general advertising, or links designed to move users off the site.
- Contact details, prices, or terms hidden inside images to evade moderation.
- Abusive, obscene, defamatory, or harassing content, in a listing or an enquiry.
- Any listing connected to money laundering, fraud, or the proceeds of crime.
5. How you may use the site
You may not:
- scrape, crawl, or bulk-download listings, images, or contact details, by any means including automated tools;
- harvest phone numbers or email addresses from listings for marketing;
- attempt to access another user's account, or any data that is not yours;
- probe, scan, or test the security of the site, or bypass rate limits and other technical restrictions;
- upload malware, or content designed to interfere with any user's device or our systems;
- reproduce substantial parts of the site's content elsewhere without our written permission.
Security researchers acting in good faith should report findings to [email protected] before testing anything that could affect other users' data or the availability of the service. We will not pursue action against research conducted responsibly and reported to us first.
6. Reporting a problem
Use the report link on any listing, or email [email protected] with the listing URL and what is wrong with it. Reports about a fraud attempt or someone's safety are looked at first. If a listing infringes your copyright — usually your photographs — tell us which images and where they were originally published, and we will remove them.
7. What happens when a rule is broken
Depending on what happened, we may edit or remove the listing, hide it pending changes, restrict what an account can do, or close the account. Serious or repeated breaches, and anything involving fraud, are actioned immediately and may be reported to the police. You can appeal any decision by replying to the notice we send you.
